NOTICE OF SALE

NOTICE IS GIVEN that on the 14th day of April, 2026, at 10:00 a.m. at the Payne County Courthouse, 606 S. Husband, Stillwater, Oklahoma, the undersigned Sheriff will offer for sale and sell for cash to the highest bidder all that certain real estate in Payne County, Oklahoma, to-wit:

A tract of land in Lot One (1) of Section Nineteen (19), Township Eighteen (18) North, Range Six (6) East of the Indian Meridian, Payne County, State of Oklahoma, more particularly described as beginning 647.13 feet East of the Northwest Corner of said Lot 1; Thence East along the North line of Lot 1 a distance of 302.13 feet; Thence South 1316.8 feet; Thence West along the South line of Said Lot 1 a distance of 297.33 feet; Thence North 1316.9 feet to the Point of Beginning, containing 9.06 acres, more or less (hereinafter, the “Real Property”).

Sale will be made pursuant to an Order of Sale in Foreclosure issued upon the judgment entered on the 19th day of November, 2024, in the District Court of Payne County, Oklahoma, in Cause No. CJ-2021-317 wherein Marilou F. Nossaman was Plaintiff, and Steve Cook and Kathy Anderson were Defendants, to satisfy the judgment in rem and in personam in favor of the Plaintiff, Marilou F. Nossaman, and against the Defendants, Steve Cook and Kathy Anderson, in said Court for the principal sum of $94,716.49, together with accrued interest theron to the 31st day of May, 2024, in the amount of $26,700.67 with a daily interest accrual thereafter in the amount of $15.570 per day after May 31, 2024, until paid in full. Less a credit of $10,000.00 for payments made by Defendants under the Settlement Agreement entered into herein, until paid in full and for all costs of this action, including a reasonable attorney fee in the amount of $12,125.00 and court costs of $594.81, plus the costs of sale of the Real Property.

Said lands and tenements have been appraised according to law at $211,000.00
