Nuisance Abatement Notice - Legal Description Orig Town Glencoe Blk 33 Lot 22-24
Please take notice that the Town of Glencoe has determined that conditions existing on the above-described property constitute a public nuisance pursuant to Chapter 15 of the Glencoe Town Code and applicable Oklahoma law. Specifically, the property contains:
1. An abandoned and dilapidated residential structure that appears unfit for human occupancy due to deterioration and disrepair;
2. Two dilapidated and uninhabitable recreational vehicles located on the property; and
3. Occupancy and use of the structures without independent utility services established to the structures.
The Board of Trustees has determined that these structures may constitute a nuisance because they are dangerous to the public health, safety, and welfare due to damage, decay, deterioration, abandonment, and other unsafe conditions.
You are hereby ordered to remove and properly dispose of the dilapidated residential structure and the two dilapidated recreational vehicles from the property and to otherwise abate all nuisance conditions existing thereon.
You are further notified that a public hearing will be held between the Board of Trustees of the Town of Glencoe on:
Date: July 30, 2026
Time: 6:00 p.m.
Place: Glencoe Town Hall - 220 W. Shepard St., Glencoe, OK 74032
You have the right to appear at the hearing, present evidence, offer testimony, and otherwise contest this notice. If you fail to appear, the Board may proceed in your absence and make findings based upon the evidence presented. If the Board determines that a nuisance exists, you may be ordered to remove the structures and correct the nuisance conditions within a specified period of time established by the Board.
Should you fail to comply with the Board's order within the time allowed, the Town of Glencoe may enter upon the property and cause the nuisance to be abated as authorized by law. Such work may include the removal and disposal of the dilapidated residential structure, recreational vehicles, debris, and any other conditions determined by the Board to constitute a nuisance.
In the event the Town performs such abatement, all costs incurred by the Town shall be billed to you. Payment shall be due within thirty (30) days from the date of mailing the statement of costs.
If the costs of abatement are not paid within the required time, the Town may pursue all remedies authorized by Oklahoma law, including but not limited to filing a lien against the property, certifying the costs to the County Treasurer to be collected in the same manner as ad valorem taxes, instituting collection proceedings, or seeking recovery through any other lawful means.
This notice is given without prejudice to any other remedies, penalties, or enforcement actions available to the Town of Glencoe under municipal ordinance or Oklahoma law.
