You are hereby notified that an action has been filed in the District Court of Payne County, State of Oklahoma, in Case No. CJ-2026-302 styled:
MICHAEL RAY SIMON AND BRENDA SIMON, husband and wife, Plaintiffs, v. PHILLIP WAYNE SIMON, deceased, and the unknown heirs, executors, administrators, devisees, trustees, and assigns of PHILLIP WAYNE SIMON, deceased; THE BOARD OF COUNTY COMMISSIONERS OF PAYNE COUNTY, OKLAHOMA; and LEE DENNEY, COUNTY TREASURER OF PAYNE COUNTY, OKLAHOMA, Defendants.
wherein The Plaintiffs' Petition alleges Plaintiffs are the owners of fee simple title to and in possession of the real property described below and that you may claim some right, title, lien, estate, encumbrance, claim, assessment or interest which is adverse to Plaintiffs and which constitutes a cloud on the title to the following described real property, to-wit:
A tract of land in the Southwest Quarter (SW/4) of Section Thirty (30), Township Twenty (20) North, Range Three (3) East of the Indian Meridian, Payne County, State of Oklahoma, more particularly described as beginning at the Northwest Corner of the Southwest Quarter of the Southwest Quarter (NW/c SW/4 SW/4) of Section 30; Thence South 256 feet; Thence East
425.38 feet; Thence North 512 feet; Thence West 425.38 feet; Thence South along the West section line a distance of 256 feet to the Point of Beginning.
The Plaintiffs' Petition alleges that you have no right, title, lien, estate, encumbrance, claim, assessment, or interest in and to the above described real property adverse to the Plaintiff, as set forth in the Petition filed in this action.
You are hereby notified that you have been sued and must answer the Petition filed by the Plaintiffs on or before the 19th day of August, 2026, or the allegations contained in said Petition will be taken as true and judgment in favor of the Plaintiffs will be entered as prayed for and a decree will be entered quieting title in the above described real property in favor of the Plaintiff and against you finding that you have no right, title, lien, estate, encumbrance, claim, assessment, or interest in and to the above described real property.
